- DISTRICT OF COLUMBIA GOVERNMENT OFFICE OF THE SURVEYOR
Designed by Ar. Akbar Naeem, this cluster of modern row houses is a testament to the power of contemporary architecture in redefining urban living. The project was envisioned as more than just a sequence of houses; it was meant to be a statement of collective elegance, individual sophistication, and efficient modern density.
The client approached us with a clear vision: they wanted a development that stood out, something truly unified yet allowing for distinction between units. However, the challenge was not just about creating striking façades—it was about achieving a harmonious balance between aesthetics, functionality, and the structural necessity of a connected row. As a multi-unit property, the design had to ensure that the rhythmic repetition of modern forms was equally impactful across the entire street frontage, presenting an inviting yet bold presence from every angle.
Our approach focused on playing with volumetric staggering, contrasting materials (like dark wood and marble-effect stone), and strategic lighting to craft an exterior that feels both timeless and innovative. The final result is a residential development that captures the essence of modern architecture while providing sophisticated, high-quality homes for its occupants.

Design in Details
The design process began with an intensive focus on maximizing density without compromising the feel of luxury or individual space. We recognized the dual mandate: creating a strong, unified architectural presence for the entire row while ensuring each unit felt distinct and private. Through 3D massing studies and floor plan analysis, we explored various volumetric shifts and recesses to break up the long façade, transforming the row into a dynamic series of connected yet independent forms.
A carefully selected palette of high-contrast, modern materials—specifically, large format white and black marble-effect stone cladding, warm vertical wood paneling, and sharp black metal detailing—was instrumental in achieving depth and visual intrigue. The resulting design meticulously balances communal rhythm with private functionality, integrating covered carports and recessed balconies to blend openness with enclosure. The façade’s final refinement focused keenly on the play of light and shadow across these layered materials, resulting in an exterior that is bold, textural, and consistently appealing from one unit to the next.
Incredible Result
The completed row house development is a perfect blend of architectural consistency and high-end residential appeal. More than just buildings, the project successfully demonstrates a new approach to density, offering maximum floor area and superior aesthetics in a contemporary urban format. The striking collective exterior establishes an unmissable landmark in the neighborhood, drawing significant market admiration.
The ultimate measure of success? The client’s satisfaction:
“The row is striking and sophisticated—it offers the luxury of a custom home, but with the efficiency and flow we needed for the development.”
This confirmed that we had successfully delivered on a vision for modern, profitable density. The project stands as a testament to the impact of thoughtful, scalable design that redefines the standard for sophisticated communal living in the city.
